what to do for this tenant?

 it will be 3 years for this tenant living in my property. the lease expires 06/01/12. In early Mar. I told her I would like to sign another year lease with her. She also gave me some repair list-- potential problem of the house.  By the end of Mar. my plan had to be changed --- I need to move back.  I sent  her e-mail saying I would like to move back when lease expires, she seemed not like to move.  Also, I stop by  to see the repairs and her boy friend said he could be able to take care of some work and I agreed to give him some reimbursement... small job like fixing porch screen,and grout the bathtub.

She is pregnant and due date is mid July.

Her boy friend would like to let her give birth first, then move. So, I agreed to let them stay until end of Sept. From late Apr. I have been trying to set up the appointment and signing the new lease agreement: (1) adding her boy friend and rent increases 80 bucks(2) they have to move by 09/30.  She wanted me either keep the rent not increased or let me pay her half of her moving expense for $2000, and won't provide the date to move out saying she is going to do some surgery after the baby, her point is I once agreed in my e-mail  to renew one year in Mar. I turned down all her requests saying the e-mail record is not formal one, not to be considered lease agreement. BTW, in the e-mail I said i would like to see the repairs.

She cancelled the appointment at the property. I knocked the door, they didn't open the back and I want back to check e-mail, her e-mail said  anyway she is going to move out by the end of May. But anything happend to her baby because of the last minute move, she is going to hire a lawyer. And she also said her father passed away recently.

I am feeling for her, so I extend another two more months, which is end of Nov. in the mail. I havn't got any response from her yet. What I should prepare?  Thank you for your comments.
