想买个小房子住，没什么经验，但感觉Agent好像有点问题

谁付买方Agent的中介费？据说是卖方。
如果这样，怎么能保证她给你据理力争最低的价格呢，同样等级的怎么保证她帮你寻找最低价的房源呢？
昨天Agent带着看房子，但有些低价位的房子，没给看。看的都是高价位的。有点付不起。
请有经验的帮忙分析一下。谢了。
