这个房子值得不值得买？

请有经验的人帮我出出主意，正在犹豫中：

DUPLEX， 离DOWNTOWN 5到10分钟，应该还好出租。

16万，大概修1万，两套租金大概$2200/月，税4000/年， 其它杂费保险，水费，垃圾费什么的，别的也想不起来了。

请问该拿下吗？
