最近好不容易在我最想要的好区拿到了一个HUD的房子。贷款估价建议查WATER DAMAGE,发现有手掌大的一片霉菌,不确定是否地板下会有更多的霉菌。房子是1996年建的,外观很好。 我的出价比市场价格低 20%。找3个 MOLD CONTRACTOR 看, 结果有一个说KITCHEN(TILE FLOOR) 被FLOOD 过, 要20K 做MOLD REMIDIATION。
真让人失望。我想我可以用10K用一个CONTRACTOR做好MOLD REMIDIATION (包括KITCHEN CABINET)。但这样租房和卖房时都要DISCLOSE,还要成天担心租客SUE。。。
如果说有一点霉菌的房子就买不得,60~70 年的房子不可能从没有漏过水。我买的是1996 的房子,1960年前的房子哪里还敢买啊。
退出ESCROW要 LOSE ALL EMD (+ 1000 FOR APPRAISAL AND INSPECTION)。THAT IS HUD’S POLICY。
困惑。。。困惑。。。失望
