想在湾区买房，请版上牛人指教。

想在湾区买个SFH。本人现在在加拿大，计划2年后move过去。预算在40万，全现金。

请问版上牛人 RE8888，古石等，是否可行？

我关心的问题：一是安全，二是不要在断裂带上，三是安静。

不太计较房子新旧，格局，lot size可以就行，三房或以上。小学和初中中上，高中不太考虑。孩子还小。

因为我们先不过去，买来也是先出租，不要难以出租。租金上面不计较。现在买主要是怕2年后房价涨上去了，所以希望能保值，至少跟上上涨的速度。

请问那些城市可行呢？
