增加bedroom的好处？

有个投资房楼下有个office，前几天做refi appraisal时，那appraiser说office里的den可以很容易地改造成closet（虽然不大），这样俺就可以宣称这是个bedroom，以后可以提高租金。但俺不知道做assessment时是不是也会提高value及property tax。但俺又想这对以后卖房有利，所以想做一下。各位有何评论？
