2nd. home or an investment property?

TITLE COMPANY问新买的房子是2nd. home or an investment property？说是要给正确的TITLE POLICY。本人倾向于先出租，等现有的房子卖了再住新买的，但不清楚这两之间的TITLE POLICY有什么差别。请这里的有经验的朋友帮忙分析分析。谢谢！
