请问：这个自住／投资房合算吗

有一个CONDO,short sale,9万刀。前认屋主2006年17万买下。租金保守估计在800-900左右。
 
地税每年$2300，Home Association Fee每个月$230。
 
如果买这个CONDO， 要自住几年，然后再作为投资房，不知道合算不合算。想要出OFFER， 应该出多少？请建议。Thanks!!!
