这个投资房合算吗？

看中一个townhouse,short sale,9万刀。前认屋主2003年21万买下。

在中等区，中学9分，小学8分。租金保守估计在1300左右。

地税每年$5200，Home Association Fee每个月$215。

第一次买投资房，不知道合算不合算。Thanks!
