我们是做student rental, the one year contractor was signed by both student and parent. The deposit is already collected. We never have any problems (certainly, I only do this for two years, not long enough). 学生房出租是有季节性的，而我们所有的合同都是一年和两年的。经常会有学生 subleasing room or house，但跟我们没有关系，这个时候，谁还租房。 ＄１０００ 连 $５００ 都租不出去。但学生还得交＄１０００ even though they are not here. In the summer, most of them are not here, but they will mail checks on time.
