一年租约到期后，该如何签续约？

这是房客给我的伊妹儿：

I wanted to discuss our lease situation. I know its ending in June, and was wondering if you would consider a Month to Month lease after June.
We are looking to purchase a house but would like to stay here until we find something. We are in no rush to buy, trying to find a perfect home for us.
