if the tenants can buy it.

 

Usually, this is good for the tenants who cannot afford to buy the property. They lock todays price and pay in the future, though each month they pay an extra torwards the downpayment.

It's only beneficiary to the owner if by the end of the period the tenants cannot buy it, then you harvest all the extra rent.
