We have a house to rent, a couple who filed chapter 13 want to rent it. Both of them are realtors. Currently, the house they lived in is in a process of short sell. Even they filed chapter 13, they still have a couple of houses for rent under their company. They said since it is hard for them to get a rental, they will pay 1 year rent in advance. Is there any risk to rent to them? If they don't pay after 1 year, can we evict them? Since they have been doing renting for year, I am a little bit afraid if there is some trick they knows while I don't.
