问个投资房折旧问题

我们都知道投资房按27.5年折旧，折旧可以抵税，但是在卖房的时候抵掉的折旧要加回来，算成增值，要交税。

我的问题是投资房的improvements的折旧，比如说，买了个洗碗机花了400刀，折旧为5年，每年可抵税80刀。如果3年后卖房，剩下的160刀怎么算？如果5年后卖房呢？这400刀折旧要加回来算成增值吗？
