我可能会考虑做个cash-out refi，做成30年的，反正现在利率还很低。不知道你那里有没有人帮你做no point no cost refi，如果那么做，closing cost不是问题。

如果要出租，30yr fixed mortgage最make sense，因为cash flow是重点。万一空置的时候，carrying cost也不会太高。
