it is tough

you need to indicate commission for buyer's agent in you MLS listing.  No agent will bring in buyer if no money.

2) Buy a lockbox in HD or Walmart, and put the key in it and hang on your door.

3) use email and phone voice mail (google voice mail?) for any messaging. put those info in your MLS ad.

1) buyer agent will bring the buyer and use lockbox to pass the key for showing.  Arrange open house on weekend.

 

Think again to use an agent.  experienced agent can help you sell the house at right price.  On average, "sell by owner" price is 10~15% lower than market value.
