什么时候签lease和给钥匙？

房客4/1 lease开始，应该什么时候签lease？我想要租客现在签好字，付押金之类，到时4/1再给她钥匙，这样大家要跑两趟。租客好像希望3/30签字拿钥匙，一次完成。我不希望等到最后签，然后租客变卦，耽误我时间造成经济损失。一般程序是什么？谢谢！
