签了short sale purchase contract 后，before bank short approval(or feedback), can buyer 取消 purchase contract and still take back initial deposit ?

Short sale addendum 写的是 45 天 should deliver to buyer short sale lender consent.问题是 less than 45 天，buyer 取消合同，是否能拿回deposit。谢了。
