Continue about my story for the tenant deposit

Hi Everyone,

Thank you for all your opinion on my situation about if tenant should pay for the AC coil cleaning fees due to not changing of the filter. I want to emphasize my point here again.

The tenant broke the contract and moved out early. We verbally agreed that I would not charge the penalty only if she returns the proprety in mint and rentable condition. Since the promise were not delivered, and she disagreed to pay for the partial cleaning and repairing fees to return the perperty to the rentable condition, I sent her a certified mail this morning and asked her to pay for the lease early termination penalty.

In the nomal case, if she moves out by the end of the lease, I will  not charge her for the cleaning fees.
