Can I rent to her?

She is the assitant of the realtor where I bought this REO, a single middle aged white lady just moved from Michigan to Texas. The bank installed new carpet and range, almost ready to rent, some paint will do the work. She suggested me to install hard wood cabinet and granite countertop, and I turned down, but she is still very intested. I have 2 concerns

1. will I get lots of service calls, since she is a single lady

2. will it be easier for her to make troulbe, since they have my bank statement, and I might buy more house from them, they are REO specialist.

Initially, I wanted to rent it to a mexican family, there is an elementary school just behind the house. It is a spanish area, but close to her work place.

Pls. advise.
