这样的Cash out Loan 合算吗?

现金买的投资房，现在想Cash Out.本地有一个小银行做这个贷款。

75% value of house: $80000, Rate 3.75% Origination 1pt $825, Administration fee $950 (第一次听说这个charge), total closing 3500 plus escrow $500.

拿到手应当是$7,6000, 代价是$3500， 几乎是5%， 合算吗？Closing cost 是不是太高了？

诸位达人认为如何？
