还记得俺那个小灰房子吗？

2008年8月七万五买的。贷款六万。两层，六房两厕。

加过户费装修，一万。俺自己的总花销两万五。

租$1500.同一家房客从来没搬出过。说是只要我不涨房租，就永远住下去。

每月净落$900.本钱早就赚回来了。

现在是白捡钱。

更可喜的是，现在市场价接近二十万。大头在这里。算算cap rate 是多少？
