1. You can sell your smaller house first just like a regular sale and bring cash to the settlement table. Then buy a larger house.

2. Short sale your smaller house so you don't have to bring cash to the settlement, but your credit will be seriuosly influenced and you will not be able to get a loan for quite sometime. Also, if the bank finds you have lots of fund in your account, it will not allow you to short sale your house.

3. Rent your smaller house. But only 75% of your rental income will be counted, so your ability to get a new loan is also affected. You need to do your calculation to figure out how much new loan you can get.
