经营出租房所遇的问题

朋友经营出租房受伤，去ER了，托我发帖问问题：她有一duplex 出租，有合同说好房客铲雪，但房客没铲，房客报怨屋顶漏水，屋顶没换多久，还在保修期内，我朋友（房东）找到contractor去修屋顶，由于地上积雪成冰，contractor的铝合金的梯子到下来砸在房东头上，房东当时就头昏，呕吐，contractor也受了轻伤，房子的保险在朋友名下，这种情况，谁对两人的受伤负责？谢答复；
