有一对韩国老夫妇要租我们的房子，他们信用不好因为三年前Foreclosure了，自己的小生意，做假牙，家庭作坊。三个儿子，大儿子现在家找工作，另两个儿子在纽约上大学，一个三年级，一个二年级，他们周末可能回来。想租三年。人看上去不错，听人说韩国人总的来说对房子会比较爱护的。

我先生想租给他，我跟他们要2个月的security deposite （total 4000） when we sign the lease. 搬进来前一个月，要付第一个月和最后一个月的房租。那韩国男的说两个月的security deposite的能否变成是1个月的security deposite和最后第二个月的房租。可以吗？security deposite究竟ｃｏｖｅｒ那些呀。我认为是搬出后需修补东西用的。自己又开始嘀咕了，他们为啥要这样呢？ 拿到他们的小作坊对我们家会有损坏？牛人们，我是否多虑？我是否应该坚持我原来的想法？我跟他们说了，不管哪种方式，我们的合约中会写如果你违约，没有搬进来，4000就没有了。这样是合法的吗？

另外因为他们是自己的小生意，我跟他们要income statement. 他们说那不能反应他们所有的收入，因为他们有部分是Cash Check。这样他们的儿子就有助学金。大家说得收入是租金的三倍，是净收入吗？如是工资，那就是税后6000，那年薪都12万以上。
