Have a condo for rent, $1200, brand new.for feb
1. a couple with a daughter met 10 days ago. Wife works as a sales person. hu*****and on disability. with a dog. She gave me $140 cash after 2 trips. left me a check $1100 dated jan 22 (make it even), and a few other post dated checks for security deposit and monthly rents. The check $1100 never good, tried to certify cannot. Previous landlords told me they are ok or good, but they could lie in order to get tenants out. now finally today, i got text she could transfer me $900 and $200 later on friday (which means after they moved in). They smoke.
They are assumed know all laws, terms about tenancy, collection well.
2. 2 Chinese young students 19 years, just come from china and go to university. Just met them yesterday. Gave me $200. They told me rest will be today, but now they told me their money will arrive (guess from china) in a few days, which of course I am not happy. (they said they just bought a new car.). They also smoke. Have rabbits and plan to get other little animals. They wanted long term lease, and said their parents order them must get graduate! They are assumed know virtually nothing about laws, terms about tenancy, collection. But they could still disappear hard to find in some situation?
Landlords here, do you think the CHinese students will run away or disappear? I have never rented to chinese students.
Situation for me. I have to chose which one to go. I must return one the money immediately. (okay to return and get mutual cancellation/release with either group)
