INSPECTIONS:  Tenant(s) agree to regular inspections and failure of the tenant or tenant’s agent to be present at the scheduled time and/or the tenant's refusal to allow entry may result in a $100 Rescheduling Fee for each violation as allowed under （state law）

ACCESS

: Tenant(s) shall allow Owner/Agent access at all reasonable times to say premises for the purpose of inspection, or to show the premises to prospective purchasers, tenants, and mortgagees, or to any other person having a legitimate interest therein, or to make necessary repairs or improvements.  Owner/Agent shall whenever practicable give the Tenant(s) one (1) day prior notice for prospective purchasers or tenants and two (2) days prior notice of intention to enter the premises for other reasons.  Tenant(s) agrees that in the case of emergency or abandonment the Owner/Agent may enter the premises without permission, and that in the event of abandonment and accompanying default in rent, the Owner/Agent may enter the premises and take possession of any property of the Tenant(s) found therein, and notify Tenant(s) of storage and sale as set forth under the Landlord Tenant Act
