出租房的return rate如何计算？

我考虑的项目有：

支出：管理费，mortgage,空置率损失，保险，维修，HoA,property tax

进账：房租

我的return rate的算法：（进账-支出）/downpay

那么，mortage里的principle部分的增长如何算入呢？请指教！谢谢！
