一般银行出价，绝大多数都是mortgage+legal fee+late fee， etc。

银行拍卖部门拍到房子后，再转给卖房的部门去卖。卖房的部门会和listing agent研究卖多少钱。

银行拍卖的部门，一般不去研究房子值多少钱。
