紧急求助：雇主co-sign lease?

Potential tenant with 630 credit, only hu*****and works, want to rent my $2300/nth house. Their employer will co-sign the lease , does that give additional guarantee in NJ? Hu*****and has grocery management job, waiting for paychecks copy. Bank has minimum amount of money. I have concern, and never face this before, appreciate help.
