I usually buy SFH around $150K each, so I may get 6 or 7 unit. 6% return after all expense is not difficult. If you buy lower priced properties like planotx does, you probably get better return, such as 10% or better.
I do not hire PM because I am a PM. But when I decide to retire completely, I probably will hire a PM to manage my properties. Return will be a little lower, but still it will beat 6%.
