Is hud contract negotiable?

Got a hud home. After signed the contract, the house was visited by scrap metal thieves.

They stole the copper coils of two air handlers and all the copper lines in the house and damaged the drywall. Got a contractor estimated, it is about 7k to cover.

My realtor told me that the hud contract is final, not negotiable. I have two options: walk away or absorb the repair cost.

Any suggestions and comments?
