Still illegal。You must be licensed to do those jobs.

The only exception, is that you can work for a property management company without a real estate license. However, somebody in the management company must be licensed. The licensee shall take legal responsibility.

Owner's authorization is not enough. Real estate transactions are regulated activity. Real estate property management for other people for a profit requires a license. Similarly, you cannot sell a house and make commission without a license, even if seller may be ok with that.
