Here are several issues to consider

1. You will need to apply for rezoning to commericial (probably there won't be neighbors to go against it at the hearing), submit plan and apply permit for parking lot or expand drivway.

2. Any remodelling for commercial property may be subject more strict code requirements.

3. Can you rent for $6/sqf in this area?
