negotiation, it is fine with me. One of the tanant's sons has behavior issue. He tore wall paper off. He shared a room with his brother. On his side of the room, curtain was cut, screen was cut, stain everywhere on the carpet. I like those people. Becasue I can charge them for their behavior.
