The cap rate is based on today's market value which is 30 higher than what I paid for.

I am also changing my 15 low balance loan to a 30 yr loan to get some cash out AND lower my monthly payment. The cashout is for purchasing more properties. My monthly payment will be reduced by ~400 to 500 dollars.

Am I doing the right thing(s)?
