在线问: 出租给这个房客合适吗?
The applicant is a single mother (just divorced) with two kids (4 and 7 years old). She is a nurse and annual income is $63K. I got her credit report, and credit score is not so good 610-620, because she has an unpaid mortgage balance $12K (past due). Except the unpaid mortgage balance, everything is clean and no other balance in her credit cards. She said she divorced and her hu*****and and she did not pay the mortgage in the past months, and their house is under short sale now. She also said that the short sale should be closed in a month. After the short sale, her mortgage balance will be removed.
The applicant likes my rental house very much (3200 sq ft, $1450 per month rental fee). She did not negotiate the price and agreed to everything ( maintain the yard and pay all the utilities).
Is it a good idea to rent my house to this applicant? Would be very difficult to evict her if her house goes to foreclosure ( in case short sale of her house fails)? I am the first time landlord and very hesitate in this case. Any suggestion or comment would be appreciated greatly.
