不建议出租，也不建议买投资房。

你人都不在美国了，还留个在水下的房子出租，不是自己找罪受吗？

1) stop making any mortgage payment

2) tell your lender you cannot afford the payment. Ask them what they can help you, such as mortgage balance reduction, interest reduction, etc.

3) If you are not satisfied with the help you can get from the lender, tell them you have to do a short sale. Ask them for a short sale package.

4) find an agent to sell the house. Fill the short sale package and send back to your lender.

5) try your best short sale. If not successful, tell your lender to do a deed in lieu. Basically you give your key to the lender and walkout. Make sure your lender will waive judgment difficiency.

6) in worst case, if all above do not work, let bank foreclose.
