租客合同到期不搬走该怎么办?

现在的租客是个哥伦比亚大学的学生. 人本来不错. 租金每月要落后两天, 但都按时交.
一年的和约将于9月1号到期. 但两月前他跟我说他不能再续签合同. 因为计划今年年底
12月毕业. 所以希望我从9月起一月一月的租给他. 我肯定不愿意, 就跟他说对不起,
你如果不能续签一年只好请你搬走了.
现在他左磨右缠, 希望把最后一月挪成10月份. 我怕他是缓兵之计, 没有答应. 但又担心
9/1到期后他耐着不走怎么办啊. 大家帮我出出主意!
