月租金是房价的1%。

这是他给我的BREAKDOWN:

Purchase Price                                $159,875.00

20% down                                       -   31,975.00

Loan Amount                                  $127,900.00

 

Principal and Interest at 4%                                                              $610.61

Taxes at 2.48% of purchase price divide by 12                                 $330.41 ($3964.90 year est.)

Insurance at $1500.00 annual divide by 12 months                            $125.00

 

Total Monthly obligation for home                                                    $1066.02

 

Rent Received monthly from Ralph              $1500.00

Less Total Monthly obligation                      $1066.02

Monthly income                                           $  433.98

 

2 year income   $433.98 X 24 = $10,415.52

Return on investment   $10,415.52 divide by $31,975.00 investment = 32.57% return on investment.

理想的计划是这样的:

两年后,同事将以原价购买该房。由于他个人原因(credit problem),他现在不能买房。两年后可以买。

怎样操作?Option to sell? (收他5K - 10K 以防到时房价跌了他反悔了?)听说如果我以投资出租房贷款,利息会较高,可以以自住房贷款吗?不会有FRAUD吧?感谢指教。
