should we wait for one more year?

Sososo confused now.  After relocation,  already living in an apartment for two years.  At the middle of this year, start looking for house.  I am living in a small town, there is not too much choice, either too expensive, either too cheap.  The cheaper one, 2500 SFT, no high ceiling, built in 1997, only three bedrooms, and I do not like the inside structure. We can survive in it, but not enjoy it that much.

It seems that if we do not buy this one, we have to wait for another year.  I feel sorry for my son since he just has two more years staying with us, then he will go to college. In your opinion, should we wait for next year, or just buy the cheap one? Millions of thanks.
