Tenants told me that for CA law, I can't hold the security deposit since I rented the house immediately after them moved out.

Here is what on the lease:

Breach of contract; Early Termination: In addition to any obligations established by paragraph 29, in the evnet of termination by Tenant prior to completion of the original term of the Agreement, Tenant shall also be responsible for lost Rent, rental commissions, advertising expenses and painting costs necessary to ready Premises for re-rental. Landloard may withhold any such amounts from Tenant's security deposit.

 

The problem is that I did not have any cost associated with re-rental (they cleaned the house even though it's not very good. The new tenants cleaned by themselves again). So how can I charge their security deposit?
