REIT is an old concept and been around since beginning, by pools people's money together, invest in larger scale properties, or buy and resale bulk REO packages from banks, its return can easily beat avg investors hands down..
I think the main different between invest in REIT or real properties be, who is in control. For many investors, they want to invest in RE but still hands free, would work out great, but one must remember that the managers are in control, they pay them self and their service companies first, before paying out any profits, so when the time is good, payout is great, when the time is bad, investors are just out of luck.
while investing in real properties, the performance should be more consistent, because the owner is in control, which he can decide what to buy, or how the money can be spent, but again, the trade off be, you must get your hands dirty...
haha, so far I am happy as investing on my own, I'll be even happier when I hit that 1 million annual rent roll mark...haha
