I thought REITS have all three benefits mentioned in the post below. REITS would pass these benefits to investors. REITS also have the benifits of better diversification. But,RIETS will cause a big tax headache for inverters, even if you put your REItS in IRA or other retirement funds. Of course, REITS are traded as stocks, as such, they may have significant premium or discount over thei true values, just like closed mutual funds.
in short, to me, investing in REITS is like investing in real estate collectively.

1)买房产股没有杠杆效应。
2)买房产股没有现金流(租金收入)。
3)买房产股没有买房子那样有抵税功能。
这3点彻底区分了房地产投资和股票投资的本质区别。买房产股还是买股票,没有区别,这种不是真正的投资房地产。
