请问，买房子可以省去title search and survey 吗?

最近刚买了一个short sale 的房子， seller 的lender 和我的lender 是同一家银行，这种情况下，可以省去那两项费用吗?

另外，这个银行approved letter 里，是不是提到，卖方会给我付一部分closing cost 呢?
