rent is too high. Property does not sound so desirable

School score 10 does not mean much in your case.  A 4/2 needs to have at least 1500-1600 sqft to have reasonable layout.

1300 can only have very jammed design and tiny rooms.

The East side has a big commuting issue too. Very hot in summer...Higher risk of earth quake.
