买投资房首付问题。

最近看中一个投资房，triplex, 60w, 月租金收入3900,平均开支包括水电，垃圾，地税770。按60w 3% 5/1 arm算，月利息大约2500.

请问，这样的房子值不值的买？ 要是买的话，商业贷款需要30%down payment，有什么办法降低吗？
