IRS said all business and rental related expense and deduction shall be ordinary and necessary。Why you need to collect the rent four times each month, are you renting out property weekly base? Then, it becomes hotel business and you should have a on site management. Why you have to take care the garbages each week? There is no municipal waste service in the town? Is the property in livable condition?
