从房屋拍卖会上买房的两个大问题

钥匙问题：Trustee会给赢家开门的钥匙吗？如果没有这把旧钥匙，新屋主没法自己换锁芯（re-key），只能把全屋所有的锁都更换掉，对吗？锁匠locksmith有办法造出这把旧钥匙吗？

保险问题：从拍卖会到Trustee Sale recorded到实际入住，有十几二十天时间。在这期间，如果前屋主使坏而故意严重破坏房产或者极端情况发生房屋烧毁，有没有哪种保险可以减轻新屋主的风险？
