新手买投资房，正装修招房客，收到HOA信说我不能将此房出租，怎么办？

唯一情况能出租是我房卖了一年，卖不出去。如果我出租，他们将告我。请问各位大哥大姐，我现在该怎么办好，把损失降到最低。 我买房时，卖方AGENT知道我买投资房，但她并没告诉我这一点。我的AGENT 也不知道。现在我AGENT说最坏的打算是马上卖房。现在我们这里房市不好，很多forclosure.所以估计不好卖。我agent人好，说卖房愿意take 50% share. 请问这个50% share什么意思。我有什么其她方法去告seller agent吗？我的当初offer上写着此房必须可以出租。请问这个可以作为告他们的理由吗。
